The homes we manage do not belong to us, but to people who use their vacation homes as well. We expect our visitors to treat the homes with respect and follow the homeowners wishes which are listed below. Because there are some weekends that are special*** for many reasons there may be more restrictions on canceling. We strive to give the best service and make reservations on first come first booked basis, at times there may be some confusion as to policies on booking and cancellations. We recommend getting travel insurance through your current agent.
Owners/managers reserve the right to accept or refuse three night or less stays during High Season and Holidays
Any home that accepts pets requires $100 pet fee and requires the animals to be kenneled when renters are out of the home. If management finds pets not kenneled and renters out of the home the rental shall be terminated immediately and renters will be required to leave the premises. Also and damages from pets will be charged to the credit card on file. 2 pet limit! Please pick up after your dogs!!
Please do not bring pets to homes that are "pet-free", we do have guests that have allergies and we need to keep this homes for those folks! Unfortunately if we find pets in a no pet home we will have to charge your credit card a $250 fee and/or may ask you to leave since you signed an agreement that said you would honor the no pet policy.
Winter Advisory: Please be reminded that all homes are located in the mountains, in the winter that can mean snowy slippery roads. We recommend you have either front wheel drive with studded snow tires or four wheel drive and good snow tires (we drive with studded snows). All the homes in Twin Lakes are on hilly dirt roads, which can be difficult to maneuver if you don't have the proper tires on your vehicle. Towing can be very expensive - up to $250/hr.

> Lost key charge is $20 per key will be charged to credit card on file
> Lost garage door openers charge is $75 will be charged to credit card on file

> If any of the following are found during stay you will be asked to leave immediately:
*more people or pets than reservation made for
*smoking, electronic cigarettes, vaping
*bonfires or any outside fires
*pets where not allowed or not kenneled when renters are out of the home

*** All weekends in August - require a 5 night minimum with one night + tax deposit at booking and full payment by February 15th. Refunds will be made only for rental nights that are rebooked at 90%.
