Black Wolf Policies

The homes we manage do not belong to us, but to people who use their vacation homes as well. We expect our visitors to treat the homes with respect and follow the homeowners wishes which are listed below. Because there are some weekends that are special*** for many reasons there may be more restrictions on canceling. We strive to give the best service and make reservations on first come first booked basis, at times there may be some confusion as to policies on booking and cancellations.

Winter Advisory: Please be reminded that all homes are located in the mountains, in the winter that can mean snowy slippery roads. We recommend you have either front wheel drive or four wheel drive and good snow tires (we drive with studded snows). All the homes in Twin Lakes are on hilly dirt roads, which can be difficult to manuver if you don't have the proper tires on your vehicle. Towing can be very expensive - up to $250/hr. Also think about travel insurance, DIA and I-70 don't close often but it happens, check with your insurance agent for a policy that will cover such events, we do not refund for these events as listed in your rental contract.

> Absolutely no smoking in the homes
> All bookings less than 3 nights will be charged a cleaning fee (see individual listings for fee)
> No pets on the property - exceptions would be StarVue Retreat and Keelan's in Twin Lakes and Skier's Dream in Breckenridge
> Lost key charge is $20 per key will be charged to credit card on file
> Garage door openers charge is $75 will be charged to credit card on file
> Excessive cleaning and breakage will be charged to credit card on file
> If any of the following are found during stay you will be asked to leave immediately:
    *more people than reservation made for
    *smoking
    *bonfires
    *pets where not allowed
> Cancellation refunds will be made by check
> All rentals after Nov 1, 2011 will require one night + tax payment upon booking full payment 45 days before reservation, refund for cancellation requirements below.

*** All Leadville race events (in August) - early booking (before July 1) require 5 night minimum with one night + tax deposit at booking and full payment March1. Refunds will be made only if rental nights can be rebooked at 90%.
*** 7 night bookings only in Snow Delightful in Breckenridge, Saturday to Saturday. Full Payments are due 60 days before reservation here. Refunds will be made only if rental nights can be rebooked at 90%.

Twin Lakes Cancellation policy:
>If cancelled more than 45 days in advance of arrival
90% refund
>Cancellation under 45 days prior will be refunded 90%
only if property is rebooked for entire reservation

Breckenridge Cancellation policy:
>If cancelled more than 60 days in advance of arrival
90% refund
>Cancellation under 60days prior will be refunded 90%
only if property is rebooked for entire reservation
